The Housing Market Contains More Than One Calculator

Individual investors and second-home buyers accounted for one in five home purchases in September, their highest share in a little over a year. MarketWatch highlights buyers who remain relatively unfazed by mortgage rates around 7%. Their presence matters because a housing market is not one household making one affordability calculation. People buying a first residence, an additional property or an investment can approach the same listing with different resources and objectives. The interest rate is shared; the consequences are not necessarily identical. That helps explain why a difficult market can still contain determined buyers. It does not mean the difficulty has vanished. A fifth of purchases is a meaningful share, not a universal statement about what everyone else can afford. An open house can contain several parallel realities. One visitor studies the monthly payment, another studies the property’s role in a wider portfolio, and the kitchen island silently receives credit for all of it. The composition of demand matters alongside the total number of sales. Sellers encounter buyers with different reasons for proceeding, while households seeking a primary residence still face their own budgets. The breakfast bar may unite the visitors aesthetically, but it cannot give them matching balance sheets.
